  • Searched back from the present through one insured arm’s-length conveyance.

  • Search of all relevant courts in your jurisdiction for judgments or open cases against any and all parties on title throughout the chain.
  • Copies of any liens, judgments, report any open cases.
40 Year Search / Full Search
  • Search up to 40 years (or the standard in the specific jurisdiction)
  • Full written chain of title.
  • Full copies of all deeds in the chain of title.
  • Copies of pertinent pages from any open mortgages or liens.
  • Search of all relevant courts in the jurisdiction for judgments or open cases against any and all parties on title going back two owners, or a minimum of 20 years (federal tax liens included).
  • Copies of any open judgments, docket reports, or both.
  • Full copy of the plat, if property is part of platted land.
  • First Page Copy of exceptions (easements, restrictions, etc.)
Co-op Search
  • Title examination consists of a copy of the deed into the cooperative sponsor and a copy of the schedule of underlying mortgages contained in either the wrap-around mortgage or the most recent consolidation agreement of record. Full abstracts of the mortgage and deed chains are not included in our standard Co-op Search.
  • This search also includes a full lien search against the name of the cooperative sponsor and the name(s) of the existing unit owner(s).
  • A search will be conducted for the FTL (federal tax lien), judgment, and pre-filed UCC (uniform commercial code) against the proposed purchaser(s).
Document Retrieval

Once your documents are recorded we will retrieve the recording information. This includes: the recording date, document number and CRFN or corresponding document identification number for each document.
